1. Source
We look for property that has more in it than today’s condition suggests. That may come from an owner who wants a sale, a tired landlord, an agent with a difficult listing, or our own searching. Before we go further we look at location, price, demand and what the building could become.
The aim is not to collect stock. It is to find a small number of opportunities that are worth the next step.
2. Invest
If the property still stands up, we decide how to put money and time into it. That might be Bode acquiring it, a partner putting capital into the company, or a specific deal with bridging and partner funds alongside the works.
We only move when the numbers, the people and the structure make sense. There is no single product and no advertised yield.
3. Refurbish
Where the building needs it, we plan the works against the use we have in mind — a home to let, a house to improve and hold, or a sale on exit. Cosmetic work, a fuller refurbishment or a better use of space are all on the table if they add genuine value.
Refurbishment is not decoration for its own sake. It is how we close the gap between today’s condition and the property’s potential.
4. Grow
Once the property is working, we look after the next stage: letting, holding, refinancing where it is appropriate, or an agreed exit. Capital and experience from one job feed the next.
That is the cycle we repeat: source, invest, refurbish, grow.
